Suggested Work Needed:

For Condos – everything.

For Rental – Not a lot. Update bathroom, add bathroom, update kitchen, light cosmetic touch-ups (painting, flooring, etc.)

Thanks for this very informative back-and-forth. So, basically what you're saying, @Ron S., is that buying properties via the bankruptcy proceedings actually isn't ever a profitable route for a real estate investor. Am I understanding correctly? If there is equity in the house, then the trustee will be listing the house in order to get full market value. So is there ever any situation where one can find attractively priced properties via the BK courts?

Hi everyone,

Reaching out to BP here to ask about direct mail campaigns. I am trying to set up a combination of different letters and postcards that follow up one after the other that includes phrases something like: "I sent you a letter last month, and I wanted to follow up." However, after a 5- or 6-mailer campaign, then what? Since the conventional wisdom is to keep mailing prospects until they either sell or tell you to remove them from mailings, what do you guys tend to do in your markets after that last 5th or 6th mailer in the campaign? Do you restart all over with the same exact campaign? Do you change to an entirely different mail package at the end of each campaign? This part just occurred to me and I'm trying to get ideas as to how to handle it, as there will inevitably be sellers I am mailing past 6 times.

Fantastic detail, @Ahmad H.. Much appreciated. I can live with your 2nd gripe on Vumber since that's the same deal with Google Voice, which I've been using for a while. Thank you for clearing it up for me...those positives you mention convince me that Vumber is the way to go.

Thank you, @David Briley! I'm surprised to hear that the other ones you've reviewed don't have automated tasks. There's a free one that some brokerages use call "moresolds," and even that one has automated email reminders you can set up, so I thought ones like Podio/Zoho would have that feature. (I'm not sure if those 2 were on your list of 20)

So basically, if I understand correctly, @Account Closed, Vumber is better because it allows you to choose how you want the caller ID of the incoming call to show up. I could see how that could be helpful. That's a shame; that's such a simple fix that Google could address. I just want to make sure the phone service can have a few numbers for different marketing campaigns that can have pre-recorded voicemail messages for sellers to hear.

@Account Closed how are you liking Vumber vs. Google Voice thus far?
