The market is definitely going down, but that's not necessarily a bad thing.  Too many people were buying standard "cabin in the woods" at ridiculous prices and they aren't getting any bookings.  My wife is a realtor in the area and we have two very successful rentals and I can tell you there are still deals out there to be had that make sense.  As far as rentals being down, yes, there is more competition, and ADRs are down some, but it is all about what you have to offer. If you are on water, have great views (not just some hill in the backyard!), or have something you can differentiate your listing, you will do just fine.  We have a 4br with unbelievable views and a theater room that sleeps 12 that is at $63,000 gross with most of the busy fall season and major holidays not yet booked.  Our other is not on water and it doesn't have a view, but we have a 1100sq. ft. arcade/mancave as well as a theater room and sleep 16. We are at $86,000 gross with most of the peak fall still open.  While these are down slightly from 2021, I'll take this projected gross all day long.  It can be done,

Thanks Michael. Yes I've definitely heard. My LTR properties are in the metro area. I'd love to rent one as an STR but am not allowed. So I'm actually going to target the north GA mountains and see how that goes.
