For those investing in the Charlotte metro, Gastonia, Kannapolis, etc. How are you handling the rehab portion? We have been looking at properties in the area to buy our first investment property but every GC that we have spoken to has quoted us for over 100k for the rehab. I have seen on some other posts that investors are only spending like 20k in the area so I was just looking for some advice.

A coworker of mine is looking for a General Contractor near Hartsville, SC. Work has been started on his house but due to Covid the GC currently working on his house is unable to finish the job. Do you guys have any recommendations in the area?

I was wondering if there was a difference between a Commercial BRRRR and a Residential BRRRR. Do you look at numbers and rehab the same?
