That is something that I am considering. I think I may start with SFR and move into MF. I'm thinking that starting small since I am starting out of state would satisfy the conservative side.

Hi BP!

I am finally ready to purchase property and decided to focus on the purchasing in the western suburbs of Detroit, MI. I reside in Los Angeles area and would be hiring a management company to handle my properties.  I originally thought I about multi unit properties, but I was thinking about the differences in responsibility and upkeep of the property.

I like the economy of scales when looking at multi unit, but then I thought about snow removal and the responsibility/liability for doing it on a multi unit where in a SFR the tenant would be responsible for their own snow removal. That would be an added cost and liability. Are there any other things that I need to consider when dealing with multi unit vs. SFR?

Should this be something that I should be concerned with?

I recently got my license here in CA and I did weekend crash course that was great.  I would assume that Michigan has similar classes.  The class that I took was Saturday and Sunday and I took the test Monday.  I passed, but I would recommend taking the test on Tuesday to give you one day to review everything that you went over.

That is one of my concerns, but sometimes I'm thinking that it would be better to just get  PM so that i can be completely removed.  I didn't go section 8, but from what I understand it isn't difficult to do that.  It may be a way that choose to go once I get the current tenant out.

Of course cash flow is very important.  Is Redford the place to buy or are there other areas I should be considering?

Hi BP,

I live in California and am looking to purchase property in the Detroit suburbs. The cities that I am looking at are Redford, Garden City, Westland, Melvindale, Allen Park.  I may consider other nearby cities, but these are specific areas that I have done a little research on.  I will be in MI the week of Christmas and New Years and will be traveling there throughout the year next year. 

I would like to talk to realtors, wholesalers, property manager and other investors in the area that I might have information that that I should consider investing in the area being out of the state.

I am looking at multi unit properties up to 250K.

Hi BP,

I am a fairly new investor and have a SFR rental property that I have managed all wrong. I am currently in the process of evicting the current tenants. I would like to hire a management company to manage to property. Can anyone recommend a property management company in Lancaster, CA? Suggestions on best ways to find one would be very appreciated as well.
