I'm still relatively new to Real Estate Investing but My goal/plan is to buy and rent/hold properties using very little of my own money down. Would finding buy and hold programs (private lenders) be my best route? Do these type loans exist or are they just a little harder to come across? Feedback Appreciated. Thanks.

So from there do I just need to email/fax it to the seller get a signature and move from there? When would I need to get a title company involved?

I've came across a motivated seller out of state. We've agreed on a price already. My question to you all is what are the next steps I'll need to take? Getting the property under contract? If so, what type would I need? I look forward to your responses. Thanks!

I'm having a hard time locating the owners current address to the distressed properties I'm finding. Would using a company that specializes in skip tracing help me find a solution to my problem? If so which company would you recommend?

The key is not get stuck on analysis paralysis! We have found slow and steady has made us very successful. Babysteps are key and before you know it your dreams are bing achieved. 

I highly recommend you also check out- the blogs, forums and listen to the podcasts. If you see a post you enjoy check out the persons signature. As many of us have created resources around our niche (websites, blogs, etc) so checking out the signature is a great to get more information. Make sure you don't miss out on networking is by filling out your signature, profile and pming people with questions.
