I have good credit and so does my wife. I've owned my property for about 8 months now. I'd prefer to get into the flipping portion of RE. I haven't found many HML who would help with only $10K in pocket

I'm currently in Tampa, FL. I am active duty military and got stationed here. I was never a big fan of paying rent because I didn't like the fact of paying someone else's property off so I used a FHA loan to buy a townhome in Brandon. I didn't utilize my VA because I plan on using it back on CA and will probably use it all at once when I'm back in CA. I'm very motivated and have been wanting to get into the real estate market but I'm at a standstill. I currently have about $10K to work with. Obviously, it's not much but it's still something. Any advice on what to do to get started in RE?

Also, how would a COMP be the same as the ARV? If so, great. If not, how do you calculate that?

I would like to invite all investors and even real estate agents to this forum. The big question, is How do you calculate your comps? How do you determine if a rental, fix and flip or buy and hold property is worth the time and effort? How much do you need left on a flip as far as profit after purchase and repairs? Obviously, any profit is good profit but just a question for you all. I've received multiple different answers as a new investor.

This SFR can either be updated for a fix and flip or rented out AS IS. It currently is vacant and has no tenant in place. It does not need any repairs at this time, it just needs to be comestically updated. Its in a great area, right outside a military base(Fort Bragg, NC) to bring you more than enough traffic or even military tenants.
