Post: Tenant Screening in NJ

Hi All,

New landlord in Norther New Jersey, have a question about tennant screening for any folks doing buisiness locally.

From my past experience in New York I was under the impression that asking for the following things is standard practice:

--3 month most recent bank statements

--3 months most recent pay stubs

--Last year's W2

--Last year's Income Tax Return

Im am currently hearing that due to privacy concerns these items are not requrested in my area and they would  chase away potental tenants becuase no one else is asking for this information. That currently only a report from (National Tenant Network www.ntnonline.com) which obfuscates most of their personal inforamtion is the norm and is enough to make a decision on a potential tenant.

Please advise.

Regards,

Felix

That's interesting. I don't know how it works in NJ yet but in Brooklyn, NY where I just moved from there's usually only one agent and the tenant pays him/her the 1 month rent.

Can anyone confirm how it works in NJ?

Thanks for all your replies. This is very good information for me.

Three follow up questions:

1)Another thing that I was thinking would be a pro with a Realtor is that it would cost the tenant extra money to get in the place which I assume if they are willing to pay would be a better indication that they are looking to stay longer and are financially more capable.

2) The Realtor doesn't' cost me any thing correct?

3) Whoever the Realtor selects I still get to screen them and accept or deny based on that? Would it seem more like discrimination if the Realtor accepted them and then I screened them out?

Hi @Scott Costello .  Could you elaborate on that a  bit: How does one find a mastermind group?

Thank you @Ibrahim Hughes

I came across these in the Google search but I couldn't tell if they were legit.

Have you gone to any of their meetups?

I wasn't able to make @Darren Sager 's meetup last week, and I'm looking forward to joining the next one.

Regards,

Felix

Thanks @Lior Solomon .

How extensive was the rehab?

Felix
