Thanks for your response @Joseph Lopez? I am flipping in my name. I'm a licensed realtor so definitely have some advantages there as far as deductions go. Could you elaborate on these new tax laws that favors investors? It's a good situation to be in. 😊 how many flips do you do per year?

Since the market has been so hot, we have been taking advantage and fixing and flipping the last few years. It's been great. However, the tax implications/capital gains for flips is crazy! I'm thinking we should re-think our strategy and go ahead switch to brrrr this coming year. We wanted to build our capital for the market downturn then buy up rentals, but should we keep flipping and wait or go ahead and start brrrring?

Raymond, Kelly Wherry in our office rents to etsu college students from her husbands ministry. She loves it and gets more than typical rental.

@Bryan Clement Fasting helps to clear my mind and stay energetic throughout the day. Then relax and eat in the evening with the family. Also, joining social media groups or forums where others share helps with motivation. We are the average of the people we associate with. So if you want to be more active, get around other active people. If you want to do more real estate get around other people who do real estate. That's helps me.

@T.J. Hollars @Tyler McEwen Johnson city investor here too!!! It's a great place to live and invest. Tough right now with the inventory so low! We fix and flip right now while the market is hot, but hope to pick up some more rentals or payof some of the ones I have in the near future.Fix and flip is a quicker way to build capital and then your possibilities are expanded. It's slow at first but then will compound quickly the more you do! If I were you, I would either fix and flip to build up some more capital and then brrrr so you can keep it going.

I wouldn't do any work until closed. Anything could happen with title, probate, etc to delay or prevent closing. We once had to wait 4 months to close bc of a probate situation, due to notice of creditors that wasn't filed.
