Hi! I own a Duplex that is under my personal name. I went through NACA, and I'm not allowed to transfer it into an LLC. However, I'm gearing up to rent one of the Units. Should I put the lease in my personal name or create an LLC for a rental business model?

I decided to use Turbo Tenant for my Lease etc.

I have units without washer and dryer and they rent fine but I found myself showing to people who really wanted the washer dryer way too often so I do put that in the ad and review it again on talking to them.   It will help you with a lot of people who will waste your time.  Also know where your local laundromat is and what the pickup/delivery service is. I would not credit for laundry, I would price in line with not having a laundry if other units do.

It seems like you’d get at least an extra $100/mo and it would pay for itself. Or maybe you fill the unit a month faster and it pays for itself. Otherwise you take your chances with nothing. But I wouldn’t use that portable unit. 

 Thanks Bill, my biggest concern is the space for the Washer and Dryer isn't big enough. I'll probably opt to not have one at all.

That's a pretty small unit. $1100 for the unit ....do you have an outlet already available that will handle the extra amp draw? And a drain within reach of the standard drain hose?

My thought is that it's too small except maybe for a single person, and it takes a long time to dry with those ventless models....I'd either go with a real stacked unit or just tell them where the Laundromat is.....

Hi Bruce. Yes, I have an outlet for it but not the water connections. I was going to have that installed. Since I don't have the space for a stacked unit, I'll probably just skip it.

Hi all! I have a 2/1 that I will be listing soon for a Tenant. I don't have the room to add a Washer and Dryer, so I'm trying to come up with a solution that I can offer. My Tenant will be responsible for water and electricity. Here are the options that I came up with:

A. Purchase a Portable Black and Decker Washer and Dryer 

B. Offer a $10 monthly credit for a laundry service like Poplin (they charge $1 per load)

C. Leave as is and simply provide info for the nearest Laundromats. 

Thoughts?

And Vystar wanting the land and the construction to perm makes a lot of sense given the terms they're offering. They want something with a profitable recourse would be my guess.

Vystar, offered me two options. 
1. Land Loan with 20% down etc. No conditions regarding future construction. 
2. The second option was to do a Construction to Perm Loan inclusive of land purchase.

25% down on just the rural land. Vystar went into further discussions with me regarding how they could structure the deal, if I choose their Construction to Perm product if I wanted the land to also be in the loan.
