I had a similar case  where the head of household passed. The remaining tenants were mentally ill and  the neighbor would constantly complain about strange noises coming from their unit. I had to get their caseworker involved. There was no way I could communicate with them well eventually it was determined by the case worker that they needed to be house in an assisted living facility due to their condition and they were later housed at a facility

I agree it’s a great analysis however can you explain the variances in rental income projected vs actual.  What happened and where did you go wrong. Thanks

I agree as long as you haven’t turn over the keys just send her letter stating all monies ( deposit and 1st month rent) needs to be paid on or before move in date or the move-in  will not take place.  I suggest you come up with the proper strategy of what needs to take place before lease signing.

From an investor perspective I wouldn’t but my brother did he was only looking for someone to pay the note and he wasn’t after cash flow  he felt confident in that area.  however he is not an investor

I would remove the label first floor unit and second floor unit since it’s not specified  in the lease and it’s located in a common area. I would post normal signs you would see in a regular laundromat regarding clothes being left in the dryer and so forth. The problem you are having is a sense of entitlement and from my experience as a  PM the moment they (tenants) fill empowered  you’re going to have problems. I would approach it from a standpoint  and explain to the tenants that what you’re providing is an amenity and what your expectations are.

The tenant should have notified you in regards to the door being inoperable prior to taken it upon himself to enter by force.  If he was cooking and somehow unable to get ahold of you he should have called the fire department.  What does your lease state regarding tenant damages.

I learnt from a business course at our church with joint venture capitalists however there are samples on line that will give you a general idea as well as different formats. Just google the title you’ve listed here

I agree with Leah. You should be able to get it done providing everyone involved is on schedule.  It’s super easy when maintenance is onsite
