Being in Oklahoma, I've had a few roofs replaced. I have AAA insurance. I find it helpful for the roofer to be present when the adjuster is there. This seems to cut down on disagreements. Use a roofer that you trust. One that is local. We have a lot of roofing companies come in after big storms. A roofing company in areas that are prone to hail storms and such like to have your referrals and repeat business.

I agree with Patrick and Lynn

As you can see by my picture, I have a mastiff. I love him to death and he makes the best inside dog I've ever had.
Definitely depends on the mix. Meet the dog, is it aggressive? Is it well mannered? Is it a puppy, if so is it kept in a crate? Is it an inside or outside dog? Most insurance companies don't mind an English or American Mastiff at all.

I think the main reason I have gone to a larger market is because the BAH (base allowance for housing) has increased.

(Back when I was an airman - this is how all old crusty AF sergeants start stories out - forgive me)
When I bought the house I was a Sr. Amn (E4), my BAH was $524 a month - this house is what I could afford at the time. Today's BAH for a E4 w/o dependents is $794, with dependents it is $1053.

Most young military families are buying $100K-$120K homes or renting newer houses. The area the rental house is not located in a place most single people are looking to live.

First I have to admit, I do not know much at all.

With that being said - I was asked yesterday if I would be willing to do a 2 yr lease. Sounds great - I hate looking for a new renter. But what happens if I do not like the renter? What if they live like pigs or make me stress out. What if they are bad neighbors? I want the neighbors of my rental home to be happy, good neighbors look out for you.

A two year lease is very tempting but I don't want to take that chance the first time they sign a lease.

I'm new on BP. I've been hanging out reading a bunch of really good info. Thanks everyone. I have one rental house that I have been renting out for the last 9 years. My renter just moved out and I am in the process of cleaning/fixing and redoing - UGH!!

In the past, I've liked to only advertise on the Air Force Base. With the recent storms, (oh yeah my house is located in Moore, OK just blocks away from the damage - always the bridesmaid my house is never the bride :) I decided to advertise to a larger group.

Ekk this is kinda scary.

I like the idea of having more rental houses, but right now the one I do have is plenty.

I have already learned so much as to what to look for in a renter. Thanks everyone.
