I would be happy to hold the check. Sounds like you have a good tenant who is responsible. This is not like getting the check on the 1st post dated to the 5th or 10th when their check comes in.

Have you looked into listing it in the Tinker Take Off or with Base Housing? Before the BHA/BAQ went up I listed my SFH on base and it worked well.

Although the insurance has gone up on the property, I have decided not to raise the rent if she renews. If she moves, I will be increasing the rent. I have no desire to go month by month - I would rather only have to find a new tenant during the summer months. If the rent was higher in a month to month situation, it might be worth doing. Last time I allowed it, I had the renter moving out in December which is far from ideal for me.

Thank you for all the input. I was thinking about offering a discounted month but Jeff Bridges I do like the way to deter month by month situation.

I really like the addendum and the move out guidelines.

If rent to families with children, I'd say summer. People with children do not like to move during the school year.

Hi everyone

I have a tenant I'd like to keep. Her lease will be up in 2 months. When is the right time to ask if they are going to sign another lease? Is there something I should do to let her know we would like to keep her.

She has kept the house extremely clean, if she moves it shouldn't take much to have it move in ready. Its a small house in a quiet neighborhood that is priced right.

I was going to look at a home - once the front door was opened the smell about made me yarf. Umm no thanks I'll pass on this house.

I never thought about the legal side of it. I'm guessing it will not be an issue the daughter has some personal issues and I do not think she will look into the legal side of things.

She was 17 when the lease was signed, she was listed as a person living there but didn't need to sign anything.

Do you think it would be a good idea to sign another lease without the daughter on it?

The daughter would not have a copy of the original lease.
