I just started an LLC and it is named Martinez properties and what our main focus is fixing and flipping. We are from New Jersey and we are looking for investors that would like to invest with our company for gains on returns on their investment. I'm sure you guys are out there, I could like to compile a list of hard money lenders, can you send me your website information and where I can find you.

@Roy N. I wanted to do a wrap, or a lease option so the responsibility if maintaining the upkeep on the property I think I could be wrong would be in the leasee not the lessor. I'm just frustrated because I always hear go now do it now blah blah blah and when I try I get told or it just seems like I shouldn't just yet and I am not sure what to do.

Hey guys, I have a question. I found a property in good condition and under 89k, I'm thinking about doing a wrap on it. have a buyer give me a low down payment with easy monthly payments. all I would need is 5k myself to put the down payment on, I don't have it but what should I do? take out a loan and then have a mortgage on it or just pay off all if not most of my liabilities and pass on it ? what do you think?

Where would be the best place to find out all the expenses I would have to calculate in order to rent out a property? or more simply, what are the expenses of owning a house?

My name is Federico Martinez, I am an inspiring investor, mostly focused on flips and rentals. Currently, I am new to the world but am reading some books and going thru educational courses to learn how to flip, wholesale, rehab, and rent property. I would like to make flipping and renting a full time gig and be successful. My main goal is to make residual income with rentals while earning a living flipping. My end goal is to  earn  1 million a year thru my rentals and another million dollars a year thru flipping. I am very motivated to go after this goal because I will soon be a father and I want to be financially free to spend as much time as I can with my daughter and to pass all my knowledge on to her so she can and will be successful while I am available and when I'm gone.

I'd say a profit of more than 10k. But OK, so what do you suggest someone do if they want to flip houses but they don't have any money at all, aside from raising the money yourself
