To simplify, let's look at the pros/cons between 15yr and 30yr conventional assuming excellent credit.

When financing investment properties, what are the pros and cons of different loan options i.e. 15 vs 30 year, conventional vs FHA etc.? Which loan option do you use and why?

I would leverage the equity you have in each of those properties to activate the BRRRR strategy. You'd be able to add multiplayer rentals to your portfolio in a short time frame. But first calculate the number of units you'd need to replace your income to help you set yearly property acquisition targets. Ex. If each unit has a profit of $300/mth, how many would you need to equal your current monthly income? There's a ton of growth happening in Orlando and many at ease to consider.

I recently purchased and rehabbed my first property (a 2/1 SF in a great area). My initial intention was to use a HELOC to add a 1/1rental by closing in the carport and screened porch. This addition is designed as a completely separate unit however it can easily flow into the existing house, creating a 3/2 with minimal work if needed. I thought this was a solid plan but have been wondering if it is better to use the Heloc to buy a separate rental property vs. building that "rental" addition.
