Post: Local Credit Union or Bank for a HELOC in Phoenix

The two lenders I contacted through the "Find a Lender" option never called me back, so I am looking for a local and relatively small credit union or bank I can talk to about taking out a HELOC so I can invest fairly soon.

Any recommendations? The only bank I have talked to is Western State Bank, but looking for two more quotes.

I know what questions to ask, approximately how much I have in equity, and more than ready to invest more.

What would you say is the average escrow and title costs in Arizona?

What would the average be for buying costs and what would it be for selling costs?

There are lists available (not free) mined from the County Assessors that are offered by third parties. The Maricopa County Assessor website has limited export functionality (most likely by design) that can allow you to search rentals from their site.

Pima County has better downloads available that can be searched.

Does the MLS allow you to put an Absentee Owner list at all?

I know the Massachusetts MLS has the ability to do that, and it made me curious.

I asked my agent in AZ, but he said he wasn't sure. (sigh)

The most important part is making sure you vibe and resonate with whoever is leading the program. I am a part of small programs (400 and less), where I have direct access to the person running it.

If you can't access the person in charge, and the program consists of 10K members, then that might not be for you depending on your investing experience.

its a clearing house for VA loans that can be assumed. they facilitate the process.

A friend of mine sent me this website recently, and told me to look into it.

But as good as it sounds, I have been trying to find the caveat. It all sounds too good to be true, so I am wondering if anyone else has explored "Roam"?

"Roam buyers save up to 50% on monthly mortgage payments compared to those who buy a home with a traditional mortgage at current rates." is what the company keeps on pushing out from a PR front, but it just sounds suspicious to me. Thoughts?

I would like to confirm the necessary contracts and documents needed for a Seller Finance transaction. I've reached out to some title companies in Phoenix, AZ, to determine their investor-friendliness. However, I wanted to be proactive.

Seller Finance contracts/documents I understand are needed include:

• Promissory Note

• Deed of Trust
