@Alex Deacon Thanks for the tip. That is definitely my plan, to use a GC to manage the project for me. I have a full-time job and it would be extremely difficult for me to manage the project on my own.  The reason why I'd like to hone in my rehab estimation skills is more for knowing how much to offer for a house at appointments. Do you have a recommendation for how to do this? What did you do when you start?

I'm a recent investor in Houston. I've put three properties under contract in the last 6 months, and I'm currently looking for investors who have successfully done flip projects. I would like to discuss best practices in doing flips and get the opportunity to go to project sites as I'm looking to sharpen my rehab estimation skills.

In exchange, I will offer to help you in your project(s) by offering realtor services (I'm a licensed salesperson), running errands, or even contributing capital to a project if we are a good fit.

Hi fellow BPers,

I'm looking for a professional abstractor in Houston to do a search of records for encumbrances on a property. Does anyone have a recommendation for someone that has experience on the subject, provides reports with a short turnaround, and has good rates? Any references would be greatly appreciated.

Hello BP,

I want to embark on my first direct mail marketing campaign using postcards, and I wanted to see if I could get a recommendation on postcard size based on what seems to get the most attention/calls. These are the postcard sizes that seem to be available:

  • 5.47" x 4.21"
  • 6 x 4"
  • 7" x 5"
  • 8.52" x 5.47"
  • 11" x 6"

There is a significant difference in pricing between sizes and would like to avoid having to "over pay" but still get noticed.

Hello everyone,

I'm a young professional in the Houston area new to real estate investing. I have been educating myself for the last few months using the tools offered by BP, and I'm now ready to start investing! I'm looking to build a team to leverage for my investing, and I was wondering if anyone could provide referrals in the Houston area for the following:

  • real estate agent (investor is a plus)
  • insurance agent 
  • loan officer/broker
  • contractor/ handyman
  • attorney
  • property manager / property management firm
