Hi BPers,

Looking to list my first single family rental property within the next two weeks or so and I was wondering how important it is to offer blinds with the property for the tenant to want to move in. 

Also, I'm debating whether or not to redo the lawn as it has completely died (previous owners did not take care of it), but I'm concerned that if I do the tenants won't take care of it and I'll loose the money. Also, would redoing the lawn help lease the property? How important is it from your experience?

@Jonathan Child That is correct. I'm trying to establish a repeatable process so that I can use it for every single tenant I get, so I hope Cozy is a good way to do that. I'd definitely appreciate hearing back about the quality of the reports you get as more than likely I'll be using  Cozy given the review and cost. Thanks in advance!

@Account Closed - Do you do all of the tenant due diligence/screening through Cozy as well?  In other words, do you get the credit report and background checks through Cozy? 

Hey BPers,

Looking to get my first rental property rented out and I'm wondering what's a good system to offer to allow tenants to pay rent. I've heard that this could get tricky because if the tenant doesn't pay on time and then you take him/her to court, they could make a partial payment of the rent (say through an electronic transfer if an online method is offered to pay rent) before the court hearing and say that they paid rent. 

Any recommendations from experience would be greatly appreciated.

I bought a single family property with private money and I'm looking for refinance options once I'm done with the rehab. My intent is to hold the property. Do you have any recommendations for lenders that offer 30 year, fixed interest mortgages for rentals?

I'm looking to open a bank account for my LLC and was wondering if someone has a recommendation for a local/community bank in the Greater Houston area they do business with. I was advised to stay away from the big boys (Chase/BOA,etc.) because of the bureaucracy. Any recommendations would be greatly appreciated.
