@Brian Payne, I'm an active lurker and just saw your post from several months ago. 😀 I have several vacation rentals in Nashville and have just rented one for 80 days to some traveling nurses. This is great and we are all happy with the result. Would you mind sending me a PM with the company that you list with? I would love to get more if this type of short term tenant.  I have done some research and it seems like there are several agencies that assist with placing these types of workers.

I just went through this process in Nashville for 2 short term rentals (actual government distinction). If a rental is under 30 days I will pay hotel tax and must charge sales tax (Nashville rules), if a rental is 30-90 days I must charge sales tax (Tennessee sales tax law) and if it is over 90 days it is not considered a short term rental and thus only subject to income tax rules.  If you are a business then you may also owe Franchise Sales Tax on the income as well as personal.

Www.mylodgetax.com is a service I have researched and will use to help me sort through all this red tape.  Instead of a myriad of government offices first call the Memphis Codes department and see if they have specific codes for short term rentals.

All good advice thank you for your input. I backed out of this deal because the HOA found a sinkhole in the neighborhood. Too much water everywhere turned out to be the problem. This location was already in a floodzone so I was already only one foot in.

Great Idea!  I will be there tonight, it sounds like a great meeting.  I am a buy/hold investor but looking forward to learning about the upgrades that best suit a property for resale.
