I found knox no different from many other areas, low cap rates, old, neglected multis, not many choices out of bad areas.

How many units, what price point are you interested?

NAA operating expenses survey Opex survey has garden low rise on individual meter below 40%! Did some expenses get left out of the survey? Any owners out there running below 40%? This does not include cap ex.

Apartment opex survey ran across this and thought very useful info on opex.

I too wonder what cap rates were like when interest was @ 18%!

markets in general, is what i am asking about. I am noticing concessions again being advertised around here, some significant.

@jered sturm, very interesting prospective, and i certainly see and feel what you are  saying, and makes me wonder how folks will respond, for instance, any trade that can be reduced in new construction, like using sips wall systems instead of custom framing, or a trend toward modular, etc. Any new products or systems that reduce people on the jobsite will have an advantage(robots)!

Also means a person capable of rehabbing a home should be able to make a good living flipping

Hey pocketeers,

is the age of an apartment complex a factor(deterrent) in financing/ resale etc as long as it is in decent shape?

Would you have reservations purchasing a 50 plus year old multi?

Park model homes tend to be a lot less expensive than mobile homes in my experience, prob due to set up costs. Also check on prefab cabins, very similar set up and can be very aesthetically pleasing.

BTW it was live oak landing in freeport fl that had the little park model homes
