So when you pull the trigger on something nowadays is 20% rent reduction cushion built into your model?

@Mitch Messer do you recall what your vacancy rate went up to? It would probably be prudent to factor that # in to new deals.

No long term effect on r.e. from c.v.

Now the global financial system imploding and dollar strength (short term) are a different story!

@Josh Bakhshi closing is supposed to be tomorrow, but due to issues surrounding appraisals, repairs etc that is not going to happen, or even be possible for at least another few weeks. Problem is I signed an amendment that says" buyer and seller agree to extend closing date if necessary" no other specifics included.

My original approval was based on rental income only,(from other properties) no job.

hey all, I started a purchase back before c.v. on a multifam and got a preliminary approval for financing, but now i am looking at 30-40% lower income for the next several months at least and at this point am just not wanting to acquire more units (4) especially with 2 of them empty. What can I do to get the lender to deny the financing, as my situation has changed significantly, and allow me to get out of the purchase contract without incurring legal action for default? There is no force majeur contingencies in the sale contract btw

@Scott Passman yep, all bets off now. the only thing left to ponder is if the economic hole left by the virus will be just filled, or completely paved over by fed money. I mean does the business owner who just had the worst quarter in us history, take his generous fed LOAN, or maybe grant?? and go spend it to buy new equipment, hire new employees etc, or does he just try to get back to "normal with the minimum amount of staff etc.?

 Now if someone could explain to me how nationalizing all the debt leaves us with a free market economy?

There is no compelling story for stocks.....yet. All the stock market gains from 2012 has been driven by stock buybacks, not earnings, productivity gains. Bailout packages currently include no buybacks for 2 years (republicans) or end buybacks altogether (dems). That means stocks go nowhere in short term.

There have been plenty of zero gain decades in market history and this would be a prime place for one of those to begin.

Individuals with ACTUAL earnings and dividends, yes,Especially if buy and hold for the dividends and price paid is not a hugh factor in a ten year hold, otherwise total market etf's, passive vehicles etc NO!
