Hi Lacey,

Congrats on your first investment! I know it can be scary and fun all at the same time! 

What I started using earlier this year for property management is RentRedi and I now use it for my 18 units that are out of state. There is a yearly fee but it's less than $200 (can't remember off the top of my head). Basically, we self-manage because we did not have a good experience with the property management company we originally had, so we had to take matters into our own hands. I find it to be pretty easy to use and their customer service is always available to answer any questions. What's great is that I can use the app on my phone to monitor any maintenance requests, applications, payments/charges, reporting tools, etc. The tenants find it easy to use as well. So far, I have not had any issues. 

Also, what I just learned about is HomeServe which is kind of an insurance plan that you pay a few dollars per month to insure your big-ticket items such as electrical, plumbing, heating/cooling, etc. If there's any maintenance required, it's pretty much covered and you're not paying astronomical dollars. They send their technicians out.

Looking for a local hard money lender in Pittsburgh PA of $200k for a 7 unit building. Need a quick close at the end of October. Any suggestions are welcomed!

@Jonathan Greene you make a good point. We’re not sure of their financial status and what they plan on doing long term. I know that two of the homes at the end of the block are actually owned by members of the congregation. However the property we have was on the market for several months so if they wanted it, they should’ve made an offer.

Hi everyone and Happy Holidays!

My fiancé and I have a property in Pittsburgh and there are four adjoining properties next to us that we want to acquire. However we came to find out that the church across the street from us owns these four other homes. Neighbors love to talk! 😀

The question is, do we have an agent talk to the church about our interest or should we in good faith speak with them? We’re not sure how likely they will sell but doesn’t hurt to ask.

Any suggestions are welcomed!

@Account Closed they already agreed to our offer and no we do not have any financial contingencies based on appraisal. I just found out that they’re having contractors next week to make the repairs. We shall see!

Hi everyone, my boyfriend and I are in the process of closing a duplex investment property in PA. We got the inspection completed and the seller agreed to have the repairs done only after they see the appraisal that our mortgage lender conducted for us. I’ve never heard of this before and is this customary for a seller to inquire about an appraisal done by the buyer? Feedback is welcomed!
