I'm currently trying to start the process of raising money from private investors. I've checked out a few articles and a couple of webinars on the subject and recently attending a local REI meeting on the subject.

Does anyone have a private money presentation that you use when talking to a private lender.  Or maybe you can direct me to a source where I can find a sample presentation that I can customize and use.

I'm looking to learn how to invest in commercial real estate. I have studied some on the subject and know a little about it. I looking to find deals that I can structure with no money or buy using a potential partner's cash.

I've also attended some webinars from one of the online coaches. I'm temped to invest in his coaching course but not for sure about it. 

Any suggestions?
