2.) Current vacancy rates are around 2% and have been close to that for years.  

3.) Home values have increased about 8% to 12% in since last June and continue to increase steadily

I have an opportunity to purchase a home to flip and the owner is willing to carry his loan on the property while we get the work done. We would avoid a lot of expense with Title and Financing fees this way but I am concerned with the risk. Does anyone have a good contract or a way to do this?

More background - This would be our first flip, I am a Realtor and confident with my comps and my business partner is a Contractor and is confident on his repair estimate. I would be the Realtor for the sell and my business partner would be the contractor for repair work.

Hello BP,

I have two opportunities available in the Boise,ID area - I am going to start with the most pressing.

Deal #1 - I have lead on a seller who is behind on taxes and needs to close by 8/31.  For this I am searching for funding or just a cash buyer to whole sale it to.  This is a 3 bed, 2 bath 1200sf home in a great part of town.  Seller currently wants 140k and average comps are at 190k up as high as the 230's 

Deal #2 - I have a live listing in Meridian, ID  as reference and I can get into for 165k put in 40k repairs or less and out at 250k.  All I need is the funding.  4 Bed, 3 Bath, 4 car garage 1909sf

About me, I am a Realtor here and working with partners to setup a business. I have the real estate knowledge and access and my partners have business ownership and contracting experience. We recently joined on this venture and don't have our LLC created yet. These opportunities feel in our lap quick and we don't to miss out. I have more information on these deal if you would like to pursue them with us.

I know of a duplex owner in Kuna that might be ready to sell, it would be about 110k range of your interested.
