I live in Southern Ca. I signed a lease for 4 months (furnished) and they just moved it. Their tenants are getting divorced and want to break the lease, they have asked me if I could be flexible and if they can leave earlier. Let’s say they break it…. What remedies do I have? Will it affects their credit if they don’t pay me? I live on the casita unit. I have 1 month security deposit.

I have one house and one ADU that are furnished nicely. It was managed by a short term rental company that basically took most profit and mismanaged. Where can I market my listings? Which website? I do NOT want to sublet it to a coperate rental company.

Hello. An off market deal has been offered to me. It is a 2 car garage conversion to an ADU without permit. It has been rented for the last 8 year.

If you buy a garage converted to an ADU, what are the consequences not getting a permit and if you get permitted what the costs and steps to take in?

Do you have experience in renting furnished units/Room to travel nurses? How do you charge them? What kind of location makes the most sense? Close to hospital, or fun area so they can have leisure after work. How much more do you charge?

With office building available for discount, what state and city let developing them into residential to offset the shortage of inventory for housing especially in southern Ca?
