I have run into an off market house built in 1950. The garage has been turned into a ADU, without a permit, so as the house! Both have been lived by the owner and been used as a STR, with no issues for the last 10 years. The agent says, it is easy to get a permit and the cost will be $10 G to $40 G. The agent also suggests to tell the city, you will convert it back to garage, but then get a permitted ADU next to garage and connect both!!

Your feed back is appreciated.

I like the house and the location. This is for retirement income.

What is your experience in your market and if you are doing remodeling or building ground up, how difficult it has become to find building material? How much more you have to pay compare to priore to pandemic for labor and material? How much delay?

Thank you for the info. Why Vanguard is tax efficient? Don’t I need to have bone ETF as well? If market tanks, Bonds will go up. Don’t I need to manage the risk by having 50% equity ETF and 50% bond ETF?

Since you are a finance guy… Can you please give me some tips what indexes to buy and which brokerage house! I have a Finacial A whom I’m not intersted to work with paying 1% commission w one of big boxes. I’m interested in Vanguard bc of low fees… I also like to have control if the market dips be able to sell right away since these brokerage houses once they mange your portfolio don’t put a trail stop on your portfolio. You can privately advise me.. I REALLY appreciate.
