As a new investor, I'm weighing the benefits of focusing on appreciation for long-term growth versus cash flow for immediate returns. Both strategies have their pros and cons. What factors should I prioritize when choosing the best approach for my future success in real estate?

Investing in real estate can get you stable cash flow through rental income, appreciation, tax benefits. Stock market is liable to change rapidly and high risk.

Dustin, I totally agree with your logic. I want to capitalize on opportunities that other investors may miss out on or just have missed. If they announced Elon Musk was moving to Austin, everyone would be investing in Austin driving the prices up. All in all, I totally agree with you Dustin.

Come on man. Seattle and Vegas are getting an NBA team by 2028, does that mean you invest there? You invest on fundamentals-- the WNBA doesn't change fundamentals. 


 Reading is fundamental. My goal for the post was to get insight on out of state investing, Portland and the WNBA was just a suggestion my friend.

Portland is hostile to landlords. Besides, I wouldn't invest there just because they are adding a WNBA team. I've heard more about the WNBA since they added Clark than I have in my entire life, and they are still projected to lose $50 million this year. That's not something I would hitch my wagon to.

 That is very true, I understand where you are coming from. Portland was just an idea, I really was looking for advice about just investing out of state in general.

Is it enough to just visit a couple time to get validation on desired location or is a 6-12 month stay needed? I ask this question because there are many markets that are growing in population and want to be a step ahead. I see there will be a new WNBA team in Portland coming 2026 and would to start investing there. Any suggestions or others that experienced out of state investing?

Anything written by Brandon Turner is gold. 

BP has a list of the recommended books here on the website under STORE  I believe. 


 Gold is my favorite color haha. Thank you Preston, I will defiantly look into all listed books on BP website.

 Hello Faris,

Any book published by Bigger Pockets is a great start.  Also, listen to podcasts and when a guest mentions a book that inspired them, go buy it (I buy on Audible so I can listen while I walk my dog or drive).  Won't be long and you'll have an awesome library to learn from.


 I will defiantly be looking into the audible, it will be very beneficial during my down time. Thank you Sherry!
