If I'm you, the last thing I'd want is the seller installing an AC unit, water heater, and a furnace right before closing.

There's ZERO incentive for them to do the work with the same "love" that you would. Plus, you'd have no control over the brand, size, or capacity of any of these units.

First, I'd want to see quotes from reputable contractors. And then, whatever the seller was planning to spend, I'd have them pay that amount to me as an cash allowance at closing.

 If they were long term I would let them break the lease and if the home was left in good condition then I would return the deposit - now this is just me but you have  alease that dictates specific terms that you can uphold them too or not.

It would be ok to ask for the death certificate, and what you could say is its our policy to waive the fee for death but we need a record of it.

Nice to meet you Doug! How I've been learning is reading from the forum page and actually seeing the problems people post, as well as the replies from other that also went through same situation. Also, BP has multiple books on their websites to go in depth of want and what not to do when investing! Wish you the best with your real estate journey!
