@James Monaghan $1000/unit for a 1bd/1ba seems a bit high for most areas of Houston. What area is it in and what are the units currently rented for?

@Jeph R. Great info and thanks for the reminder. I've read about having a scope of work in place and making contractors sign liability waivers but I haven't implemented that yet. I'll start working on that now before I get burned. Thanks!

@Clint Galliano thanks Clint! I have attended a couple REIA events out here but unfortunately I feel it's more guru style upselling done than anything else. The moderators usually charge an arm and a leg for access to their contractors and contacts

Hey All! On the podcasts, @Brandon Turner always suggests we introduce ourselves in the forums when we join the community and being that one of my new year's resolutions is to take a more active role in the community rather than a passive one, here goes nothing! First off, my name is Faraad Mohamed and I am currently in New Home Sales in the Greater Houston Area. I have an MBA from Southeastern Louisiana University and I am a licensed Real Estate Agent in Louisiana and in Texas. Currently have done 1 buy and hold and I'm working on 1 fix and flip that's taking much longer than I expected being that I work a full time job. I must admit, after watching the webinars on and off for about 2 years I finally decided to take action and purchase a flip opportunity. Well, in my eagerness to get started, I made the typical new investor mistake and I now know I didn't buy right. This has led me to take a more hands on approach in order to save some money but I'm finally almost done. All I have left is a couple small sheetrock repairs, ext. Paint, int. Ceiling paint on 1st floor, install dishwasher, new front door, clean carpet, an fix crown molding at kitchen cabinets. I've learned many invaluable lessons on this first flip but the end is near! If you have any contractor recommendations in the Richmond/Katy TX area that could help me get this thing wrapped up faster, I'll gladly make a few phone calls to see if it would make sense for me on this project given the tight budget. With all that said, I'm a big believer in speaking things into existence so for 2019, I’m interested in learning how to wholesale properties effectively and efficiently, how to take a more hands off approach to flipping, and expanding my rental portfolio using proven principles and strategies. BiggerPockets has played an instrumental role in my personal development and sparked a burning desire within me to achieve financial freedom through real estate investing. I'm looking forward to continued growth and success in the upcoming years in this awesome and supporting environment and I wish to give back to this community in the future by being more active in the forums, networking, and sharing my experiences along the way. What paint colors did you use? I'm working on my first flip now and I never imagined picking paint colors could be so hard
