I guess I need to save the 20% or at least close to $20k to start. If emergencies occur there will be funds to make the payments.

@Aaron K., It is owner occupied. The location in PA that I am looking is only 2 hours drive. I know I will have to find a property manager. 

I figure the longer I take to get started the harder it will get. I guess based on what you are saying it is better to save close to 20%, or save at least $20K to get started?

Defiantly not looking to purchase here in N.Y. I'll be looking in Pennsylvania for the $50k price range.  With that in mind what do you suggest?

Another thing to consider if you are going the route of an FHA, there is also a 203K loan that you could apply for that would help fund the renovations within reason should you need it.

Hi All, 

I'm still fairly new here.  I have been saving as much as I can on my low salary.  How much do you think is a good amount to save before making the first purchase, especially knowing that there could be potential problems after purchase? I.E they roof needs to be replace, the furnace goes out?

@Jay Hinrichs I will look into real estate job market to see if they have part-time work. In this economy, I cannot afford to loose my health insurance. I did browse Indeed.com, but so far nothing. I will keep looking. Thanks.

@Dimitri Lopez, thanks for the links and the quotes. I have always been a person that saves. I recently opened a new bank account for the purposes of saving only in a completely different bank from my usual.

@Jay Hinrichs, and @Mike Cumbie, are you all suggesting becoming a realtor myself? Thanks

Clayton S, yes I live in NY. I had to move back to NY (with parents) a few years ago because of not being able to find employment. Many things I am over qualified for or under-qualified because of lack of enough work experience. I spent a lot of years in school pursuing a dream that is not meant to be. I have to move on from it. Age is against me. I do not want to invest in property here in NY because I know it is extremely expensive. I spend most nights up doing my second full time job which is job hunting and getting no where. I am ready to move on my other dream which is owning rental properties. 

I know I have to start some place. A friend recommended this site to me, so here I am.

Hi Everyone, 

I am new to biggerpockets. It has been my dream for years to be able to invest in rental properties.  My plight right now is that I only earn  $33K per year.  Have been looking for better job options,  however,  with a lot of degrees, and no work experience no one wants to hire.  You know the drill. 

I feel that it is time for me to start getting my other dream accomplished since the other failed. What do I do? Thanks for your help.
