This is very informative for a newbie like myself. I just listened to podcast 109 and @Scott Smith mentioned series LLC, something I had never heard of before. I will definitely be looking more into the Series to see how to go about opening one.

Welcome to BP. I am fairly new myself. You are right there is a lot of info here on this site. I do not have my first property yet but I am gaining knowledge. 

Yes Bayside, and Astoria are very pricey neighborhoods.  Rents there even for one bedrooms have skyrocketed.  

I am looking to be able to run the numbers for possible rental properties. I do not have a pro account yet, so until thenI was hoping to find a comparable app.

@Steve Babiak, you are correct.  That was a typo. I live in N.Y. which is two hours away therefore not owner occupied.  I am really anxious to get started.  The number one issue for me is finances. My income is not good. However, I know real estate can help make it better.  

I am trying to find a way to make that happen.  I figure talking to people listening to their advice will help.  I already have my long term number.  Now I just need to get there.
