I am working on a rehab deal right now.

My attorney says he needs a bulk sale affidavit from the seller, but the seller says it is not necessary.

Has anyone been through a similar process or know if/why this is required?

@Jessica Zolotorofe Thank you  for your response. I found from the town that it is a legal 3-family and has no violations. Hoping to close next week God-willing .

I am buying a 3 family in Newark-bank-owned , fixer upper . 

With the closing scheduled for this week, the wholesaler tells me there is no green card that my lawyer is asking for. Can I go ahead with the purchase, if I am prepared to spend on the related expenses, as I will be fixing up the place anyway? Is there any other liability involved? 

This is the first time I am buying a 3-family and have no knowledge about green cards . Please advise .

My partner and I are looking to invest in the Poconos, both for vacation rentals as well as long term rentals. If anyone can guide us with contacts of Property Managers or sellers and any information that could be useful, we would appreciate it- What are the best areas to invest, any local laws we need to be aware of, what are the key things to look for , etc .

My brother and I would like to partner in a multifamily in Paterson. The scene is this: My brother is paying full cash for his portion. He does not have a long credit history as he deals mostly in cash. I would like to partner with him and take a loan for my portion, essentially making it a no-money-down deal for me as the down will be coming from my brother. 

 It will not help if a lender checks his credit in addition to mine, as his credit is going to be low. Any ideas on how I can make this work -who to approach etc?
