Post: Los Angeles ADU/Duplex Appraisal Issues

I'm looking into buying a single family residence and building a second unit as a duplex or ADU, but my lender and other posts online say that is very difficult to get a correct appraisal done for a 2 unit home. In some cases, the ADU isn't considered at all in the ARV for a property.

does anyone have any tips on how to get the appraisal to come in correctly ? This is the only thing preventing me from moving forward with this duplex/ADU plan

I suggest that you to start putting rendering of the completed unit on the market, while you are rehabbing the property. This will speed up your process of finding a new buyer as the future unravels. Also have after repaired value appraisal done in the event that you’ll need to cashout refi to get your value add capita back.

That's great advice. What do you use for rendering?

That’s awesome! Congratulations on getting going on LA RE. I develop so we are always getting soil. Do you do methane too?

I really love LA RE. I also invest in Kansas City, that’s where I hold my rental portfolio.

Hi Lee, we don't do methane, it's more of foundation design, infiltration systems, compaction testing, etc. Feel free to message me, I would love to work together.

Hi guys,

I am about to close on my first deal in Koreatown in Los Angeles. It's a straight forward flip, we are actually rehabbing a condo located centrally and our underwriting shows us this should be relatively low risk. I am based in Orange County, and work as a geotechnical engineer at my family owned Geotechnical Engineering firm specializing in all soil work for construction (if you need any soils reports or have environmental issues send me a PM). I am currently studying for my professional engineering license and have my EIT. I wanted to network with new and experienced investors alike to keep the momentum going and acquire more deals and partnerships.

If any of you would like to connect and just chat about current projects or potential partnerships feel free to post below and PM me and we can discuss more in detail about our experiences. Just curious to see what everyone's doing and looking to learn and hope we can help each other

Hi,

I am an investor from California looking to get into the Ohio Commercial Real estate market. I am new to this side of real estate investing and am looking to partner with an experienced investor and develop a relationship where we can both help each other out. I am eager to learn and help out wherever needed.

A little about me:

I am a professional working in San Francisco. My background is based around analytics and reporting, and have a passion for real estate. I have access to capital that I am looking to invest in real estate.

Hi,

My name is Fahad and I am long time bigger pockets lurker but first time investor. I have done extensive research regarding real estate and now finally ready to dive into the industry. I am looking to invest in Southern California and have access to around $200k of capital and want to get into properties that need a bit of work. I am looking to apply the BRR method to my first property.

I am looking to network and find professionals that could help me get started and can introduce me to their network. I am eager to learn from seasoned professionals in the industry. I currently reside in San Francisco, but will be looking to move to Anaheim in early September. Looking forward to connect with everyone!
