How do you analyze a market?

Hey guys so I want to do some out of state investing and I'm confused on what I should be looking out for to see if I can get a deal or not. 

I don't want to run in where I buy a house and it's not even a deal.

One of my steps in analyzing a area is looking at the past 6 months of purchases in that area...
