I am  new to wholesaling and I was just wondering:If another investor assigns a contract over to me,may I  in turn assign the contract to another investor as well,and how many times can this be done?

The situation that I am us that I have no money for anything.as far as flipping houses,so I need to wholesale and create some cash.Later I want to buy and hold,and fix and flip.I had a few people who wanted to sell their properties.I put them under contract but no offers.

I was just wondering,because she doesn't want me to tie up her property under contract,if I found another buyer,then write up a contract.Would that be "legal"or feasible in order to get the deal?

I offered her $39,000.It's a 3/1 in a decent area near Hampton University and Downtown Hampton.I figure that release it for $74,000 or more ARV.I could rent it out to Hampton University students.Wish I had the down payment!

She wants to sell the property to me,but doesn't want to tie up the property.I woiuld love to either wholesale it or fix and flip it to rent it out.I don't have any money for a down payment on a hard money loan.Please someone give me some suggestions.

How can I get hard money even though I have no capital as a down payment.I have a few properties out there that I would like to rehab.but I have no money.What do I do? I could get the money from a hard money lender,but it requires a down payment!

I am new to REI and I have yet to close a deal.Another wholesaler in my area,whom I have just become acquainted with wants to sell me two properties side by side.The problem is I am flat broke,busted and I know he wants the fee from me and I just don't have and can't get it.This sounds like a good deal for two properties side by side for 50 grand.I just don't know what to do!!!

Some companies have these fees which is a cost to do business,or a due diligence.It is only requested when the funds manager,or director has thoroughly reviewed the required documents,likes the plausibility of the project,has had an interview with the principle(s)on the project(s)and all are in agreement to press forward
