I have a few questions related to structuring of a specific exchange and would like to find a CPA/lawyer that specializes in 1031s to hire for a 30-45min consult. Would anyone on this form be interested? Any recommendations for someone that others have used?

I am looking for a commercial real estate attorney in Massachusetts to assist with a P&S, 1031, closing, and related items. Are there any recommendations out there for a good experienced attorneys?

Thanks for the replies. I've been doing this for a few years now and here is what has worked:

- Each tenant has their own tank and is expected to open an account with the LP company

- Tenant receives a full tank at move in

- I charge a $250 fuel deposit on top of the security (covers a tank fill)

-Tenant is expected to leave tank full at move out, if they don't I use the deposit to fill it

I have a new tenant moving in that has a full time live-in care giver. I am getting an application from him but how should I list him on the lease?

I would like to compare the # of old school paper/realtor ads vs the online #. This would show how many of the online rentals are canobilizing older rental methods and how many of them are incremental.

I live in a small coastal tourist town that has had lots of vacation rentals for a long time. There is town ordnance being proposed to regulate short term rentals and the growth of online sites (Air BNB, VRBO) is being blamed for a couple noise complaints that are nothing new nor happening at an increased rate. 

I would like to demonstrate the growth of STRs relative to the growth of the rest of the town but I am having trouble finding a data source for the number of STRs over the past 10,20,30 years. Does anyone have any ideas where I can dig this up?
