Internet, and direct mail have been my best ROI.

Set up a website and dominate your local area. When people search how they can sell their house in your area several sites should come up on the 1st page of Google.

Set up a direct mail marketing campaign. Purchase software to manage your direct mail marketing letters. Purchase a list or sign up with a list broker website. Send letter to out of state owner and quit claim deeds.

It is well worth the money and effort.

Divorce seller leads have been some of my best leads and deals. Here are three great ways to generate leads from people going through a divorce.

Post an advertisement in your local grade school news letter.
Approximately 43% of marriages end in divorce. That means almost 50% of married couples are going to go through a divorce some time in their life. When you post a advertisement in you local grade school news letter. The children bring the news letter home to their parents and the parents contact you. My advertisement directs them to my website that has a specific page for couples going through a divorce

Direct mail to quit claim deeds
Approx. 20% of my leads from my direct mail campaign to quit claim deeds are from people going through a divorce. Most of the time I am contacted from the person who decided to keep the house and now they understand they can no longer afford it.

Internet
When people are looking at ways to sell their house when going through a divorce, 90% of them turn to the internet to determine their selling option. Be the person on the other end of their search. I have a web page that is specific for people going through a divorce.

Ask your local appraiser. They will tell you if it will increase the value of the property or not. Some areas will consider it extra square footage which would increase the value of the home. You do need to take into account that your comps will change. You can no longer use comps that have garages.

I did some research on this topic. While doing my research I found a great article that estimates when each real estate market is going to hit the bottom. You can see the article at CNNMoney. Go to Google and search for the article title “double digit home price drops”

Here is the basics of the article but it is interested to see when it is estimate for each local real estate market to rebound.

According to an analysis conducted by Moodys Economy much of the nations housing prices will see a decline over the next couple of years. The analysis showed a projected decline in national house price of 7.7 percent over the next two years. The projected decline is over 4 percent higher than the projection in October 2007.

The 7.7 percent decline in housing prices is an average, so some areas of the country will see a much higher decline. Areas like Stockton California were close to the top of the list with an expected housing decline of 25 percent that is expected to last until the later part of 2008.

The Sunbelt areas of the country are expected to see the larges declines, but the Midwest is not far behind. With the many job layoffs from auto makers and other production facilities the local economy in many of the Midwest towns is struggling. Detroit Michigan is not expected to recover from its projected 21.3 percent decline until the early part of 2009.
