Very true, but if you act like you are representing the buyer that's where I thought you were in the wrong. I always specify "I have this property under contract" but thank you for your input very much appreciated

Definitely cold calling because you do not need much to get started. Just a list and the numbers. Call away.

I see where you both are coming from, I market my properties before each closing date then close on them using my funds just to then sale it to my end buyer like a back to back closing. But I haven't had any problems to date.

@John Thedford Hey John!

You can actually market a property you do not technically own as long as you have that particular property under contract which gives you equitable interest.
