Resolution Update

My tech informed me they found the owners manual to the furnace sucked up into the blower compartment causing the airflow problems.  Who would have thought?!?!

Thanks for the responses.  From what I learned I think I am going cheap filters all the way to not strain the fan.  Amazon seemed to have the best prices....under $20 for 12 filters...not too bad.

type in google the city's name + city data....normally has decent info to get started.

If you have all the numbers figured out  and it works I would do it now.  From your post it sounded like you were just exploring the idea.  If you have done the analysis and it works then go for it!

If they have a doctors note I think you have to allow it.  I would call the doctors office to confirm this though.  Anyone can write a note making it "appear" to be from a doctor.

I would stay at home and build that cash pile.  While you are living with modest expenses determine what area you want to buy in and learn everything you can about it.  If you are going to hire a PM start to interview them, find out who the maintenance companies in the area are, talk with banks.  If you have all this figured out by the time you are ready to move forward it will be a very simple transition......as opposed to learning all this after you buy.  Time is on your side so I would use it wisely.

Thanks for the responses so far.  It is a gas furnace.  Its looking more and more like I should just put a wire mesh screen as a filter since buying what is supposed to be "good" (reduces allergens, dust, etc) just causes more harm.

A tenant informed me the property will not heat above 58 degrees.  The furnace is on but nothing is happening.  Initially we thought it was the thermostat but that checked out.  The filter was dirty but not horrible.  Upon removing the filter the furnace started operating properly.  Putting a new filter in did not fix it either.  Not sure if it has to do with the air flow, type of filter, etc.  Has anyone encountered this?  I have a professional coming to look at it but want to compare that with what I may hear from you.

If your holding this information from the buyer I do not think that is ethical.  Make sure the buyer is aware of the situation.  If you need to offer concessions to close the deal I would recommend that.  What goes around comes around :>

For me the catch is the "boots on the ground" knowledge to know which areas are safe with a strong rental base.  I can only speak to PA on your list.  Certain areas of McKeesport and Glassport are fine.  I would stay way from Duquense and Wilmerding because they constantly come up in the morning news.....not for good things.  Knowing the neighborhood is everything....a few streets apart can be different worlds as it relates to drugs, crime, etc.

Renter's insurance is up to them.  I don't see how it affects you.  It is in their interest to have it but if they don't they lose out on a possible claim for damage, theft, etc.
