Hello, I am in the process of obtaining my real estate license for access to MLS, credibility, and other long term reasons. I have been investing in real estate already for 3 years. Often, my investor marketing (primarily direct mail and website) generates leads from homeowners with property in great condition. In my estimation, its often in these individuals best interest to list on MLS to get maximum exposure. If I'm a licensed realtor, and fully disclose this fact on all marketing, is there any restriction to listing a property for a person looking for top dollar, after they said no to our investor cash offer? To be clear, in that capacity, I would of course give the best offer to the homeowner. Any insight appreciated.

Hello BP community! I am looking to test out some hand-written yellow letters. Does anyone have a good recommendation for which yellow letter paper and which invitation style envelope to buy? I need to keep costs down so must do as much on my own as possible. I looked on Amazon and nothing is jumping out at me. Thank you!

I am not doing yellow "hand-written" letters (it's just not my style). Rather, I use a more "professional" pitch angle. So, I'm printing out letters using standard sized printing paper. I don't think it'd fit into gift card size envelope.

Hello All,

I am preparing to send a large amount of printed letters, and need a good self-sealing envelope recommendation. The envelope size I need is Standard #10 Business Envelope.

I tried Staples and USPS self-sealing envelopes, but the adhesive doesn't close the envelope lid completely and I am forced to put two small pieces of tape on the back-side. Applying the tape takes about 7 seconds per envelope.

7 seconds x 100 envelopes = 11.7 minutes wasted per 100 mailings. Help please!

BiggerPockets Marketers,

I am conducting a direct mail campaign to targets over the course of six months for each target. I am planning to send several letters/postcards to each over the course of the six months.

Assuming money/time is not an issue, what is the optimal number of times to contact a lead over the course of six months? I want our brand/message on the targets mind as much as possible, but when does the quantity of advertisements become "annoying"?

Hello BiggerPockets Community, I recently launched a direct mail marketing campaign, and am sending out 30+ letters per week. I have had a strong response rate, but it is time-consuming to tailor each letter (personal name, tweaking singular/plural, fixing grammar, etc.) Does anyone know of any software to expedite this process? How do other marketers get out letters quickly? I do not want to use a professional company for these purposes, as I handwrite the envelopes, include business cards, and use bond paper.

Hello everyone,

I've been reading BiggerPockets for two months, and greatly appreciate the oustanding feedback and supportive culture.

I am currently managing a "direct mail marketing" campaign for our fledgling real estate business.

We paid our local county to create a customized report, listing properties with housing violations. The problem is the report only lists street address, county, and state - NOT zip code. Our entire business model revolves around zip code.

Since there is nearly 1,000 properties on each report, manually looking up zip codes is very time consuming.

Is anybody aware of a service whereby we can provide an excel/word document listing street address, county, and state , and we can be provided a zip code for each property?

Hello, I am a brand new real estate imvestor (haven't even purchased a property yet). My partner and I are looking in the Miami-Dade County area. While our focus is SFHs, we are also considering smaller commercial apartments (6-12 units). Among other sources for leads, we're considering using CoStar or LoopNet for commercial apartments. Has anyone had experience with these sites, to help us weigh the relative merits of each? Thank you very much.
