Listing Properties Generated From Investor Marketing

Hello, I am in the process of obtaining my real estate license for access to MLS, credibility, and other long term reasons. I have been investing in real estate already for 3 years. Often, my investor marketing (primarily direct mail and website) generates leads from homeowners with property in great condition. In my estimation, its often in these individuals best interest to list on MLS to get maximum exposure. If I'm a licensed realtor, and fully disclose this fact on all marketing, is there any restriction to listing a property for a person looking for top dollar, after they said no to our investor cash offer? To be clear, in that capacity, I would of course give the best offer to the homeowner. Any insight appreciated.
