Hello Krysty,

Thanks for the response! It's been awhile since I've been on BP, I still read articles and blogs here and there but hadn't signed in awhile. 

Congratulations on already having a deal in the area! 

My wife and I rent a SFR in Durant from an investor in town. We don't have any property of our own just yet but we are saving capital and when the time is right we will pull the trigger on a good deal.

How long have you been in Durant and what area of real estate investing are you interested in?

Hey Jawad welcome to BP!!

I'm not totally sure I understand what you are asking.

Have you created your own contract? Such as a "Purchase and Sale Agreement" or "Assignment Contract" that you want to review with an attorney to make sure you've covered the basics? 

I believe under the resources tab you will find forms and contracts and a wealth of other documents that are all free! Just note, that unless you are a "Plus" or "Pro" member you will only be able to download a maximum of 4 documents per week. Maybe you will find what you are looking for there.

Another idea would be to network with a local title/escrow company. Let them know what you'll be doing, possibly bringing them some business as well, and see if they will review the contract you have to make sure it's good to go!

I am so thankful to have found BP when I did! I've been a truck driver for the last three years. I stumbled across BP about six months ago. Often there is a lot of downtime, when you're not driving and since I found BP, anytime I'm parked you'll find me with my head in my smartphone learning. Hey Rosanna welcome to BP!

I'm relatively new around here myself but I will attempt to answer your question to the best of my ability. 

What are the pros and cons of breaking up your investments?  

 First of all, to my current understanding, this totally depends upon the nature of each deal and knowing how to read the numbers. Every deal will be different so you will want to invest where the numbers make sense. 

What are the pros of having two duplexes?

Well, right off the bat, all of your capital or investment won't be tied up in one property. If a natural disaster hit or fire burned down one of your properties, God forbid, you would still have one income producing asset. The same would not be true if all you owned was one quad. 

What are the pros of having a quad?

I would imagine maintenance on the property would be a little cheaper than maintaining two different properties. Also, one vacancy in a quad may not hurt as much as one vacancy in a duplex.

There may be others that I'm not thinking of. Hopefully a pro will chime in with some more advice for you! I would say the most important thing to consider are the numbers that make up the deal itself. If your ROI and cash flow will be significantly better on one strategy versus the other, then you know which direction to take. I hope this helps, and I trust if I'm wrong about anything that I've said a pro will correct me!

Another good strategy for you would be to consider partnering with someone. If you have the funds but no time, you could knock it out of the park flipping houses with a good partner who has the experience but lacking the funds! Just a thought...
