Hi @Jennifer Ivey - welcome to BP! You're going to love the area... 

I'd love to get granular in regards to specific areas of the Triangle, but before overloading you with information it would help to understand what some of your goals are.

Are you going to buy purely an investment property? Are you going to live in the property for a short time? Are you searching SFH or MF? Are you looking to do a flip? Want something more move-in/rent ready? Do you have kids? Do you have family in the area?

Renting when first relocating to a new area isn't always a bad idea. Do you already have jobs lined up? Perhaps you'd want to be close them.

I know this is a lot of questions, but answers to these will also help others provide you with advice that comes across your post, in addition to me.

@Casey J Burkhead @Dave Lin Property is a buy/hold, no major renovation needed. There is a main house & apartment above the garage. The apartment is currently rented, so we'll be assuming the property with a tenant. I assume a landlord policy is all I need.

If I was fresh out of school I would explore the North Hills area in Raleigh. If she is looking for something east of Durham, I would suggest Brier Creek - while technically in Raleigh it is very close to RTP and RDU. So, it's convenient to all parts of the Triangle.

Hi @Courtney Wilson - My wife and I completed our pre-licensing class at the Go School in Cary. We've taken post-licensing classes at HPW and Pan School of Real Estate. In regards to the classroom setting, the Go School is hands and feet a better experience than HPW and Pan School of RE. Go School has bright classrooms, provides snacks and beverages every class, has a bright updated classroom and energetic instructors. Check it out here

As important as it is to find a good school, I think the most important factor is finding an energetic/lively instructor since the real-estate curriculum can get very dry and boring. I'd suggest any class offered by Chris Barnett, Kandyce Ellis or Travis Everette.

You'll definitely want to pay attention to the  License Examination Performance by School and look at the pass rates of each school.

@Ronald Hernandez - Congrats on being debt free! I'm sure it will feel amazing once you get rid of the mortgage... My wife and wife and I are also debt free after knocking out $182k in 5 years. Our mortgage doesn't stand a chance!

On our honeymoon, my wife and I read Rich Dad, Poor Dad - it was definitely an eye-opener. 

Best of luck! $20k-$25k should definitely be enough to house hack an opportunity to get started in real estate investing...

Hi @Eddie Majesky - I got mine from Allegacy Federal Credit Union, based out of Winston-Salem. At the time I got mine (March 2018), they offered some type of credit that covered my closing costs - so I didn't end up paying anything out of pocket.
