Hi Forum mates,

I launched my first Airbnb last year and I am currently doing a cost segregation study. I am looking for a CPA who charges hourly and I need help with 2023 tax preparation (I will be qualifying for 100hrs STR rule) and some minor book keeping. I had a few interviews with Accounting firms but their pricing structure didn't make sense for someone like myself who is starting his real estate journey.

Looks like my only hope is that the property generates enough income this year to bring my DTI back down next year when I do taxes.


Roughly how much more expensive are the DCSR loans?


Hi folks,

I am new to real estate investing and I'm planning to close on my first deal by August. As I'm thinking ahead, I'm curious about my financing options for the next deals. I had no problem getting approved for my first deal (my current DTI is ~15%), but I'll be at 43% after the deal.

How many months / years of rental income from the new investment property will the banks require when calculating my DTI next year when I apply for my next mortgage?

I searched online and couldn't find any definitive answer / guidelines. Would really appreciate the Forum's insights!
