If your place does indeed have mold, or if you have in writing from a contractor that it has possible mold, not only negotiate a discount for the clean-up, but also for the time. A house with mold will be on the market a lot longer and ends up costing the banks even more. The worst that can happen is they say no.

While there are laws protecting tenants, just make sure that your property is covered by increasing a deposit or stating specific items in the lease that would leave your house in 'rentable' condition. Don't sweat it, you have tenants, good for you.
