Hey BP! my goal is to invest in multi-family properties that need some help. I am from Homestead, FL and would like to connect with other real estate investors. Id like to see what is working in this area and what is not working? Looking to surround myself with people who are on the same boat. Does this niche work well in this market given that this market is more expensive? I could use some advice in this area. Secondly, I need an investor-friendly agent! Most agents are unfamiliar with investing. Trying to find an agent in the Homestead/Miami area whose advice/knowledge will move me towards my goal. Lastly, how do you figure out what your price range is for buying a property when you are using the hard money route? I feel like I am stuck on this step. I am thinking this comes after I have been approved for X amount of dollars, is this correct? I am trying to sort all these steps out. Thank you in advance!

Hello BP. Has anyone dealt with Hard Money Company at all? I actually found them on BP but I wanted to get some feedback on them, if possible. I am currently trying to get associated with different lenders; LTV requirements, hidden fees, etc so I am wondering if anyone has any experience with them? If not, can anyone recommend a good hard money lender that can work with a newbie like myself? I don't have a great income, credit, etc. I am located in Homestead, Fl.

Hello, how can you go about to get a HELOC line of credit if you don't make much/don't have any credit/have no assets? I plan on using HELOC and hard money lending as a way to fund deals being that a regular bank loan won't be possible with a gross property. I plan on buying ugly and destroyed and working from that. Secondly, can you use a realtor for off-the-market deals for guidance? As a first time home buyer, I would like some guidance. Thank you in advance!

As we all know the Corona Virus will likely keep many people from purchasing properties at this time due to a possible economic recession. I recently found an off the market home that is for sale; it is in good condition and I am tempted to make the move but I don't want to make an impulsive decision. Say I ran the numbers and they make sense, should I go for it given these times? Or should I wait for this to pass? I am hearing that since everyone is afraid this is a great time to take advantage of the fear. Thoughts? Advice? experience? 

Hello BP! I am located in Homestead, Florida. This is about a 30-40 min drive from Miami. I am set on the idea of house hacking but I understand that house hacking has a better chance of being profitable in lower priced markets. I’ve been looking at multi family homes on realtor.com and have noticed that they are indeed very pricey. Does anyone have any tips? Has anyone done house hacking in the Miami market? I feel the doubts creeping in but I refuse to let that happen. Thank you in advance. 

Hi BP! Can I have some input/ideas/advice for how I can find a “good” hard money lender that is not family/friend? Is there a certain way I would research this? And how would I know when it’s wise to go for it? I hope this question makes sense. Thank you all in advance.

Hello BP community! So I am in my last semester of completing a general associates degree. I am 23 yrs old and I was at one point a nursing major but I truly hated it and so I decided to drop out. After this semester I plan to take a semester off from college do really decide what I want to do with my life because it feels like I'm at a crossroad. I have visited the idea of going to school for 4 yrs in order to get a bachelors in some kind of real estate degree, there are many. However, I am conflicted because I do understand the huge amount of debt that this will get me in but fear keeps telling me that the only way to be successful in the Realestate world is to learn these things in school. Any successful real estate investors that can share some of their experiences in life degree-less in the field of real estate would be very much appreciated. Also, I don't want to get a four year degree so that I can sit and work from a desk for the rest of my life!

Thanks for your response, I greatly appreciate it.I’ve actually tried to apply for a credit card 2X but both times I was denied. I am thinking it is because I’ve only Been with my job for no more than a year? Any thoughts on that? 

Hi there! my name is Evelyn. I am 22 yrs old (will be 23 in a couple of months). I am from Homestead, Fl and I would like to start investing in real estate. I work part-time but I am looking for another job that pays more so I can continue to save money for this plan. I am finishing my A.A degree and will take a semester off from school to figure out what I want to do. Any tips/tricks for someone in my shoes? Should I find another higher-paying full-time job to support my investments? I need to hear someone else's opinions outside of my own circle. I would appreciate any experiences from older people who have walked the walk.
