Hey BP! I was wondering what your thoughts are on becoming a real state agent? I am wanting to pursue it for 1. To gain experience in the world of real estate and to get my feet wet if you will. I am very new to this, it truly is a whole new world. But BP has taught me that investing in real estate can really leave you set of done properly. And 2. Realtors make income as they are learning the market, etc. I am wondering if you think this is a smart move?! I don’t want to go to school and get into loans or any of that. I would like to hear from those who are investors/agents! Thank you in advance.

Hey BP! I am from Homestead, Fl. I’m 23yrs old...I am playing around with the calculators and I am wondering how much electricity/water is monthly in this city? More or less? I’m trying to familiarize myself with the rates in my area. Or maybe even in the Miami area.

Why go deep with someone while you're learning?  No harm in seeing what they offer I guess, but I wouldn't sign up for anything.  Those that are a Jack of all trades are usually a master of none.

Read or listen to a book about what you want to do. Most libraries offer free audiobook downloads.

Good point, thanks!

Hey BP! I am thinking about becoming a licensed real estate agent for two reasons. One; I get access to the MLS which is great for my investing plans. Two; I figure this is a great way to get my feet wet in the world of real estate. Just wondering what you all think about this? I would love to hear from people who are on this path. I am VERY frugal with my money (I work part-time now in an unrelated field) I don't have a degree higher than an associate in arts degree that I recently earned. I want to make better money than I am now by becoming an agent. I do know that this is a path that requires hustle and income depends on how good you are as an agent. But anyway, I would love to hear any input! Thank you in advance.

@Evelyn Castillo, before you make your final decision to jump on board with them, it's best to have a sitdown with them, face-to-face (when it's permitted again).  Get to look at the actual projects they have sold, rehabbed, and managed.

Ask for investor references as well.  If there is even the slightest hesitation on providing that, you have your definitive answer.

Best of luck.  Please let us know how you make out.

Thanks for the heads up!

@Evelyn Castillo what specifically does this company do for investors?  I couldn't tell from your post.  Are they like Roofstock?  Or are they a turnkey provider?  Or are they just a property manager?

So from his explanation, they, "do it all"; they are a property manager, they can hook me up with hard money lenders, contractors, they will help me find the properties that I am looking for, etc. He basically knows the people for the job and will do all the tough work. He kept mentioning how they generally look for a specific ROI; about 10% in bad neighborhoods and a little less in the better neighborhoods with their investments. This is what I got from speaking to him. I hope that was more clear!

Hi BP! I just got off the phone with a management company/broker company from Homestead, FL; they are called; Income Reality. They explained to me how their team has bought thousands of properties in my area and they are highly experienced with finding deals for investors to receive great returns. They do everything; rehabs, investments, etc. My original plan was never to work with a broker investor but this guy really knows his market. Before speaking to them I was considering just finding my own deals and learning as I go. I read great reviews on these people online as well so I am tempted to work alongside them...But before I even consider it I would like someone else's input on this? I understand that brokers make a commission off my investment so I am entering a whole new ballgame, or maybe I'm not. I would appreciate any words of wisdom from someone who has invested with brokers before? Thank you in advance.

Hey all, whom from the county would I contact to get an estimate on home insurance in my area? A property manager? I'm practicing on calculators and contacting people but I am not sure. Also, I recently contacted a property manager about estimated rental costs in a specific area. It seemed like he was hesitant about giving me that information. I know this just means I have to find another manager to contact but I am wondering if anyone has had this experience? Thank you in advance.
