I am a female real estate investor and real estate agent in Atlanta.

I am in the process of refinancing an investment property and was asked to provide full Acct number. I have never been asked for this before. It is acceptable to remove all numbers accept the last 4 digits correct? Also, is asking for a social security card a new requirement?

I have SFR and working on purchasing duplexes in Atlanta. I do leases by the semester or year and their parents are the guarantors. I rent by the room and have separate leases for each student.

I have student housing in Atlanta. Emory University is a great area. Also, consider areas around GA State, GA Tech and the AU center. Kennesaw State is a great area for student housing as well.

I am looking at getting my first hard money loan.  If you don't have a lot to start with is it typical for them to ask you to come to closing with over $20k? If I have that I would get a regular loan with better rates. Not sure I understand these types of loans.

Hello,

I am a new investor in Atlanta. I have 2 rental properties and looking into purchasing multi-family units.  I see several that are off the market and have researched properties on the tax assessors website. Is it possible to contact the bank that purchased the property? I find that once the hit general market they are gone the first day. Also, the records shows that it was a T-sale. Not sure what that is.

Hello,

I just joined BiggerPockets and wanted to know why I cannot put the actual purchase price of the flip in the analysis sheet. I have to adjust the profit in order for the purchase price to change. It doesn't allow me to enter the purchase price manually but I cannot put it in manually.
