My wife and I are both W-2 employees. We just started working midway through this year between a couple different jobs. I have held two jobs and she had income from our university in the form of scholarships and one job this year. She also started a small business with a friend. We don’t have any property, but we’re planning on buying at least one next year.

Should we start working with a real estate specialized CPA for this tax year?

Hi Evan, I'm a investor/realtor here in Dayton and took a similar approach.  I got my undergrad degree in mechanical engineering  and worked in that field for 5 years before shifting to real estate full time.  I would be more than happy to meet you sometime if you ever want to discuss the area and investing strategies.  I invest throughout the dayton area and we mainly BRRRR but also do some flips.  Feel free to PM with any questions.

 Dayton is a great market to invest in with a lot of growth starting to happen there. There are some great 2-4 units to be had at affordable entry prices.


I have my eyes all over these 4 units in the Kettering area. They all look like cash cows to me! Also a great place for a couple engineers looking to settle down. Thanks for your reply, Marc.

2. We have lived with neighbors and roommates all of college, and we're not really interested.

I see how house hacking is an impressive cost savings and easy entry into investing, but I think we will be just fine doing buy and hold without it. Thank you for your reply!

The next thing to consider is how active you want to be. Unless you are investing in someone else's deals as a limited partner, you are going to be active. I would highly suggest you utilize third-party property management, but you'll still be somewhat active as long as it's you who finds, buys, and runs the deal. 

A lot of people get started as limited partners. I think this is a great way to get started. As soon as you can come up with $25k, you can invest in a syndication. This allows you to get your money working for you in real estate, but more importantly, it allows you to start learning how to invest in real estate.

Thanks for your reply, Lee! Our plan is to live off of max one of our incomes, so I believe saving won't be an issue. At first, my plan is to be active doing everything while we are small. This way we can learn how to operate and what to expect of outsourcing to third-parties.

Investing in syndications is a great idea as well. Great way to be fully passive!

Hi Evan! Congratulations on graduating with your engineering degrees and for deciding to pursue real estate investing to build wealth! I can definitely appreciate your interest in the buy and hold and BRRRR strategies. ( I have done these myself!) It's great that you have been doing your research, and I commend you for waiting until after graduation to focus on investing.
