I would suggest you look into creative real estate options such as owner financing, subject to, lease option etc. There are books you can purchase for very cheap on amazon that will teach you different strategies to use in REI. Good luck

I sometimes come across wholesale deals in Joliet, although I haven't actively invested in that market in almost a year.

what @John Ching said is a great way to also organically build yourself a real list of cash buyers. Vflyer is a good source to use too as long as you have the right paperwork in place. Hope that helps!

I typically give my private lenders, a promissory note, Deed of Trust and Hazard Insurance on the property. Just make sure you use a good real estate attorney to draw up all the paperwork.

Don't attend ANY seminars from real estate GURU's!!!! Huge mistake any person new in REI can make is to invest their cash in programs offered at those seminars!
