I have the same question as @Nathan Gesner . Who's managing the properties? That should be high on the priority list to take care of if she has been doing the managing herself as well.

I had a "regular" accountant doing my personal taxes until I had another RE accountant take a look at my previous tax return. I had been W2 but that return was the first year I was fully self-employed (and mostly non-real estate) and the "regular" accountant totally missed so many deductions that I had because I was self-employed. The next year I only made slightly more money but my new accountant was able to slash my tax bill nearly in half simply because he understood my situation more fully. I would definitely consider at least interviewing several accountants and ask for their opinions and experience levels with everything you do.

Being a QuickBooks ProAdvisor only ensures some level of proficiency with QuickBooks software. It does not ensure understanding of real estate bookkeeping.

Most ProAdvisors do not even speak investor language. Call people on this list and mention "subject-to" or "hard money" or "cost segregation" and see if they heard these terms.

As a bookkeeper that niches in real estate and invests myself, I completely agree with @Michael Plaks. ProAdvisor is a software training, not bookkeeping. And most bookkeepers don't understand real estate at all. MTR and STRs have a lot going on and are more complex than LTRs. To maximize your deductions and understand your profitability you need 100% accurate books for your accountant/CFO/advisors. If you're tax pro doesn't provide bookkeeping themselves, you're definitely going to need to make sure your books are accurate so that your tax advisor has accurate data to analyze. Hey @Michael Le Blanc,

I live in Fredericksburg. I would definitely suggest looking up the new ordinances that have been put in place here. STR regulations have been a VERY hot topic here for the last year (and even beforehand). There is a very strong effort to ban them completely from R1 zoned areas which has made it very difficult to apply for a permit unless you buy a house which currently has a permit in place. (You can find the zoning map online.) But they are working hard to try and make the permits non-transferable. I'll try and remember to look on the city's website for a copy of the new ordinances.

The ordinances only apply to city limits currently so you're probably fairly "safe" in the county. It is a very saturated market here as well so definitely worth really digging in to the numbers and finding as many owners here to talk with beforehand. If you're going to make money here your place has to be really well done. You used to be able to just put your place up and you'd make money but that's definitely changed. I don't have an STR myself but have helped a friend set up and manage a couple last year and it's not as simple as it used to be.

That said, Anna Wynn-Smith and Brittany Horton with Portfolio are really good. They know the market and will really go to bat for you.
